There is a clear coating on vinyl siding put on by the manufacturer to give it a nice lustre and also works to keep dirt off. Of course with all the rain and damp conditions we get here, algae grows on siding quite easily (mostly on north walls). There is also a lot of dust and dirt and plant particles floating in the air , along with car exhaust etc. These are all factors that get siding dirty over time.
The best way to clean vinyl siding is by hand using a good cleaning solution, a brush and low water pressure such as comes from a regular garden hose. Many will tell you it's ok to pressurewash vinyl but there are a lot of things that can go wrong if not done properly. If you were to tackle the cleaning yourself it's safest just to soft brush your vinyl and rinse it off with the garden hose.
You will be amazed how good it can look after cleaning. Try a small section of siding with some good liquid soap, soft brush it and see how it looks. Then continue with the rest. Happy house washing/cleaning.
